What is an Apartment Locator?


Hi this is David Edgerton, I’m a full time
real estate agent in Houston, Today I’m going to take a quick minute and talk about what
is an apartment locator, and how they can help. Let’s take a minute and think about how apartments
do their marketing and advertising and how they get new residents. The most common way that apartments get residents
is called direct leasing. This is where they do their own marketing
and advertising and get people to come in and deal directly with them without a real
estate agent. The second way that apartments find new residents
is through referral partners, these are real estate agents, brokers or apartment locators. These types of agents are all licensed by
the state of Texas and are eligible to earn commissions for referrals. Most apartments these days do pay referral
fees to real estate agents to bring them new residents. Here’s something to remember, residents always
get the lowest authorized price by dealing directly with the leasing office. Just to repeat, the lowest authorized price,
any sort of leasing specials or move in bonus offers, to get the best deal, always deal
directly with the leasing office. Okay, now that we know that, where do apartment
locators fit into all of this. Apartments will ask future residents how they
were referred. This is where you would put down on your application
or guest cards that you were referred by your real estate agent or an apartment locator. So apartment will give that person not only
the best available deal any and all specials, but the apartment will also be paying a commission
or a finders fee to that real estate agent. Apartment locating is a completely free service. All I do is send you a list of possible apartments
that could work for you, and hopefully one of those is something that you would choose. If it works out, great! If not, you know, we’ll try and find something
