Should You List Your House For Sale and For Rent at the Same Time? | Real Estate Tips When Selling


How’s it going everyone? Matt Leighton and welcome back to another
real estate video. Got a nice tip for you today. Today, we’re talking on whether you should
list your house for sale and for rent at the same time so we’ll get into that. As you can tell, I’m on Columbia Pike, got
the bus stop and the farmer’s market I don’t know if you can see that behind me setting
up in the background. It’s a Sunday morning here in December, nah
it’s November. SO ANYWAYS. The question is ‘should you list your house
and should you rent it, put it on both markets at the same time’. And I’ve had this conversation with a couple
sellers or landlords recently and I think what it comes down to is…what’s your motivation? What do you really want? A lot of times the sellers will say, ‘we really
want to rent it, but we’re just going to maybe, kind of, sorta put it on the sale market. maybe we’ll have a couple pictures on there’. Well, no. That’s absolutely not what you should do because
what happens is you want to “test the market” but then you’re not going to put in any of
the work that every other property is going to have gone through to be on the ‘for sale’
market. That seller didn’t want to take professional
pictures, didn’t want to stage, didn’t want to clean, didn’t want to paint, didn’t want
to do anything. But since they’re in a hot market, they just
kinda wanna sort of…and as we all know, if you go into something kinda half-energy,
you’re not going to reach your goal…whether it’s going to the gym or whether it’s selling
your property. So I think what it comes down to is what is
the motivation? And what are you looking to accomplish by
putting your house or condo on the market for rent and for sale. There is a situation where your property will
be on the market for sale and things aren’t going your way. And you also put it on for rent. That’s kind of like waving the white flag. I think that’s OK. but as a buyer’s agent,
when I see a property on the market for rent and for sale, it just reeks of total confusion,
total desperation. Frankly, that’s when I tell my buyers that
they might have a good deal here. So, should you list your home/condo for sale
and for rent at the same time? 99% of the time, the answer is no. Obviously, there are some exceptions to the
rules, but guys, don’t do it. If you do do it, put in 110% effort on each
side. Of course, you’re not going to because none
of my sellers want to do that, they just want to ‘throw’ it up there and see what happens. So, these cars are very close to me, I’m going
