If you can afford to buy something any capital gains are going into your pocket one day when you sell . If you rent all the money you pay out in rent is gone . When you move you don't have anything to sell . I paid $50 000 for a small house in a good area , built a new house in the back yard for $100 000 . Now it's worth $750 000 . Including interest payments and other improvements in real terms that's about $400 000 profit in my pocket when I sell . Renting is a trap that some people can't avoid . It seems ok until you need to sell to finance going into aged care . If your renting but not saving good money and building a bank account then you may as well be paying a mortgage and at least be building capital gains .
