How to Prep Your Home for Sale (4 Things to Consider)

So what happens now that you’ve decided to put your property on the market? And how do you plan for a hassle free sale? Hi, I’m Karen Jones, your local real estate agent and I’m here for you every step of the way to ensure we reach a successful and happy sale on your behalf. It can be a little nail biting until your contract becomes unconditional and there’s nothing more heartbreaking than putting your home up for sale, investing in targeted marketing, finding the perfect buyer and then having the contract fall over due to unresolved or preventable issues. Now, don’t worry, this is not a common occurrence, however, I have seen this happen in my 20+ years’ experience as a real estate agent, so I’d like you to be able to draw from my knowledge to stop this even becoming a possibility. With this in mind, here is a quick list of things to help prepare for a hassle-free settlement: We like to have the following paperwork on file: Latest rates bills (we will take out any personal details) Building approvals and certifications
Floor plan – we all tend to be visual people and having a floor plan allows potential buyers to see the home in more detail Safety switch & smoke alarms
There is a section on every standard contract asking if you have these things in place and if you don’t, you may want to consider doing so prior to signing a contract. Building & Pest inspection
Although not imperative, it’s good practice to know if there is anything likely to be flagged for a buyer. This gives you time to address any potential issues prior to signing a contract. General tidy up
It stands to reason that the better your property is presented, the more potential you have at receiving a higher price. A good agent will be able to give you their feedback as to what you can do to improve the appearance of your home. I discuss this in more detail in my video
