new homes located here in Fort Mill, South Carolina in a new neighborhood called Arden
Mill. Eli Magids: Fort Mill, South Carolina is one
of the fastest growing cities in the United States and it borders Charlotte, North Carolina.
It’s considered a suburb of Charlotte. It is 15 minutes to the Ballantine Corporate
Center where there’s all kinds of stuff going on and many, many companies are housed there.
It’s 35 minutes to Charlotte Douglas International Airport, 35 minutes to uptown Charlotte. It
is an awesome location. Eli Magids: What are the advantages to living
in Fort Mill, South Carolina, Eli, versus living in Charlotte? These are the advantages.
One, lower taxes because you’re in South Carolina. The taxes are lower in South Carolina. Two,
the land is cheaper in South Carolina and Fort Mill, therefore the house you purchase
is going to be less expensive than an identical home here in the Charlotte, Mecklenburg County
area. And number three, phenomenal schools. That’s why you might want to live in Fort
Mill, South Carolina. Eli Magids: There are many new neighborhoods
in Fort Mill that are popping up. This one is going to be a beauty. The name of this
one is called Arden Mill. It’s built by Classica Homes. Classica Homes is one of the higher
end builders here in the Charlotte metropolitan area, and they have an absolutely gorgeous
product. Eli Magids: This neighborhood is going to
contain 99 home sites. Classica Homes can do some customization. You can have a two
car garage, you can have a three car garage. Most home plans are going to have four bedroom,
but you can get a three and you can get a five. They also have options of three different
sized lots. So there’s lots of playing around here in Arden Mill. It’s new, so if you jump
in now you have your choice. Eli Magids: This neighborhood will contain
pocket parks, a playground for the kids, and lots of walking trails as well. Right now
you’ve got a lot of empty lots, a lot of red clay, but they do have a bunch of homes already
built and they’re opening right now. Eli Magids: What are the price ranges here,
Eli? The price ranges are going to be from about $599,000 for about 2,800 square feet,
up to $930,000 give or take for about 4,800 square feet. Now, it all depends on the options
that you choose, which can kind of add up very quickly.
Eli Magids: Classica Homes have some pretty good financing options. They allow you to
put down less than 20% and still not have to pay PMI, private mortgage insurance, which
is a big chunk of money. So if you want to put down less than 20% you could probably
put down 10 maybe even 5%, get into one of these luxury homes and not have to pay private
mortgage insurance. Eli Magids: Just remember when you go into
a new construction neighborhood without your realtor, the realtors that are working at
the new construction area are representing the builder and they do not represent you.
They’re going to be nice to you, but they’re not representing you. So if you fill out a
form and register, make sure you put down your realtor’s name. These companies want
you to have a representative representing you. You want to have a representative, and
the builder is going to actually compensate your realtor so there’s no charge to you.
So make sure you put down not only your name, but your realtor’s name. And it’s always best
if you go with your realtor to the new home construction site.
