Bangkok Apartment Tour 2019

by everyone Simon here so it’s time to
do another building review No as in a rental property or property to buy we’ve
covered some cheaper ones rentals in our area and we’ve covered a friend Andy’s
house down sharra 5.3 million barb under though now we’re
going to show you the condo in Bangkok which a good friend of ours we’ve been
staying in for a few days well I’ve been covering the Motor Show
so this condo my friend has it’s part of an eighth floor complex
prices vary from six and a half million bar to 8 million bar his condos are
two-bedroom on 5th floor head of 8 floors with a
privates two floors of parking in the basement area possibly down a floor I
haven’t been around the corners I don’t know but two claws are parking its cover
one space per condo security guard 24 hours a pull on the
roof and a small gym with some machinery and that a small room up on the roof as
well there’s an entrance lobby and management company in a lounge area as
you go in but we prefer to walk through the car park area and in the side door
to the lift it’s easier and it’s all with entrance security cards so I was
getting past the guard always stands up and salutes you so here we are inside
the condo and entrance really nice welcoming entrance beautiful tiled floor
storage our shoe sorry but the owner has tastefully put furniture furnishings in
this condo and I can reveal that at some points he lets it out
beautiful little kitchen perfect 480 square meter condo this one is and
computer desk dining table spinning round we have hallway to a bathroom two
bedrooms one bedrooms ensuite gorgeous entertainment system really nice room
so coming in we are panning round to it lovely Lounge nice coffee table let’s
say for the fittings of beautiful top quality with a lovely balcony area I’m
not gonna heart will go on and just for you I’ll open the door and go into the
heat concealed aircon units beautiful little table and chairs and drying area
and an owl and mm-hmm guessing that could be I don’t know is that an
orthosis but that property we’re looking down on here and all this woodland area
was a former Prime Minister’s and a long road going on in the SOI here goes round
I believe you can cut through and get out of this SOI at both ends as I’ve
mentioned I wish I’ve got wrong of course out on the main road which that
way hundred meters up the SOI 3 it is only BTS 200 meters away tanum or no Sam Sam
imperatives and power so Victoria monument is a kilometer eggs
on the main road that way chatzi chats probably a kilometer and a half that way
it’s in a great area lots of banks around here financial districts
restaurants Thai and English American there’s a couple of buyers we found in
Korean disco as well and a bar loads of Thai food on the streets absolutely
fabulous area and you can tell by the condos around this area top-end condos
and you can see why the price is as it is between six and a half million and
eight million but let’s have a look at the bedrooms so just get my way around
here as I said wicked entertainment system he’s got in here with cable Wi-Fi
bathroom one hopefully so we have lavatory gorgeous walk-in
glass shower and then sink vanity unit really nice size really nice size
bedroom – the moment I’ve got my camera equipment on the bed but air condition
units in the lounge and the bedrooms beautiful wooden blinds big double bed units beside the bed and lovely double
wardrobe good-sized room four meters by 4 meters really nice
sized bedroom really nice as we came out of there
lights on you come into the master bedroom again with aircon fitted
wardrobes and behind the door lovely double bed beautiful decorations in
their gorgeous blinds and our clothes everywhere and me in the mirror this
bathroom has a bath and a shower toilet gorgeous bitten mirror vanity now unis
absolutely lovely so master bedroom I’d say this one is
five meters by 5 meters cameras a bit tricky to pick up these things and then
we’ll show you up to the pool and the gym as well right
swimming gear let’s get up to date I look at this gym and swimming pool for
you and it’s a very quick here very clean very nice modern condo not
sure I’m I’m mad on condo living it’s different right here we go up some steps welcome to the rooftop of the silk
number three in Bangkok and it’s an infinity pool yes it’s not a huge pool
but it’s but a meter deep running up to I don’t know very small at that end
gorgeous views a lot of condos in this area and the building we see down here is a
former Prime Minister’s residence with a lot of gardens around it left the
bangkok rooftops the view up town bangkok is off to our left there but
condos everywhere serviced apartments all they got a bigger pool over there
that’s nice let’s have a quick look see if I can find this not there’s the wife
being out for breakfast so yeah deck area and pull all included in the I imagine the service cost every
month there is a area here to have a lounge about and we’ve got a gym which I
can’t go in there’s someone in there mm-hmm
few machines modern machines and showers and changing rooms lovely doesn’t need
to be huge is it really a gym and a pool but it is nice nice she looks after
nicely manicured as they look at different side of Bangkok over here lovely right time for me to have a swim
and that’s what you get in Bangkok for six and a half million to 8 million baht
in a good area there are condos in Bangkok ranging I would guess for a
million and a half way out of Bangkok and I’ve heard there’s some for a
hundred million bucks oh thank you so much for the owner allowing us to show
you around is absolutely gorgeous Conda if you’re
into condo living and you want to know what you get for between six and a half
and eight million but there’s your answer

nice condo. enjoyed the tour. im doing my research on condos at the moment and will be viewing a few when i am over towards the end of january before making the permanent move in 2020 or thereabouts once the uk assets have been liquidated. looking forward to the next vlog, cheers simon

Guarded 2x storey house+police post at night. 4x bedroom 6x aircon, 2x storey, more sqm than you care to imagine yard.

15k baht per month. Chatuchak.


For regular tourists, you will pay alot more.
But Chatuchak, asides from Mo Chit station, is good. Minimal tourists. The neighbourhood is very quiet.

If you want to stay here, I can't recommend a better place for the price/reward ratio.

Bangkok is EXPENSIVE!

What on earth is that hose thing attached to the toilet. Never had that in Singapore the houses apartments we owned. In all the years we lived in Singapore.

That in my city in Canada would cost 130k with 2 parking stalls, my cousin just bought one and i was with him looking at different condos. So 50% cheaper but still in the wrong part of the world.
I myself couldnt imagine paying 285k for that place in bangkok, that is why i asked you about having a thai national buy it then lease it off them for 30 years.

Nice apartment, Simon. Great location too, if you do your business in the financial district. Yes, it's expensive for Thai terms compared to the outskirts of Bangkok. But the price is right for a metropole like Bangkok. Compared to another metropolis like Paris/San Fransisco/Seoul/Beijing/London or Hongkong, it's still easily 4 times cheaper.

Simon thanks again for taking us along on the tour of that beautiful flat. You're getting me very very tempted to get on the airplane and join you ?. The next time I go to Vietnam I'm absolutely going to stop in Thailand and check it out. Are the garage floors at street level or below?  If below, any history of the garage substituting as an extra swimming pools during the wet season? Given some of the vids of the streets in BKK during wet season rains it'd be surprising if some of the condos (not necessarily this one) with below street level garages have had that issue.

The prices are crazy, nice area, I prefer on nut personally but I've seen how badly these places are built, we've just sold my parents house, 3 bedroom semi with garden for half that price! It's 90 years old, I doubt that place will be standing in that time, such a rip off because you're in the capital, though saying that I lived in Phuket and the prices there were just as ridiculous if not more!

nice flat ..very pricy in my opinion unless you need to be in the city , why invest that money for a small flat when you could just rent a house with pool and gdn for several years for alot less.each to their own i guess.thanks for the tour simon !!!

Great Condo and heaps of options the only limit is where you live but like anything else you pay for CBD areas and close to transport but still more affordable than most countries especially when you add Strata, Council rates and utilities.
People talk about back in the day well everything goes up in price nothing stays still like my 2 bedroom townhouse costing me Aus $260,000 now valued at $760,000 bought 15 years ago, If I tried to buy it now on my current wage i would not be able to afford it even renting my townhouse it would cost $550 per week.
And that's why people move overseas for better and cheap lifestyle to retire on even me.

What part of Bangkok was that in? Yes, nice vlogg Simon.. that looked very nice. I like the views.. and the fact the area is good enuf for a Thai PM…gives it a certain air. Two rooms two bathrooms.. and a bath… nice. Yes, could retire there for a while.. no probs.

You can’t even get a postage stamp sized bachelor condo in Toronto for that, and then there’s the monthly condo fees and parking is extra, if there’s even a spot available.

Nice place, but…
If you don't have a very good reason to buy, don't do it, cause you really don't own it.
I do not know what the monthly fees are for this place, but they have them, and I would not be surprised that they are equivalent to half a month's rent.
Places in this building are renting for as low as 16,000 baht per month – one bedroom.

I rent a condo In Jomtien just a studio and it about the same luxury as this one in Bangkok.. I am only 150 yards from the beach and it has a pool and exercise room.. 7500 baht, less than 250 USD…

Looks like the lift shaft is behind the kitchen units?
Not good.
I was looking around that area, well Ari – SathanKwai for a condo.
I wouldn't want to live in a building with more than 8 floors.
That condo did not look like 80 m2; more like 60 m2
80 M2 for 6.5 M bt would be a good price at 81,250 bt /m2; that is the reason that I think that condo was 60 m2 because would expect that area to be about 110,00 bt / m2

Just be aware. When one reads in the paper that 'the property prices went up' they often mean the price of new condos went up per square meter compared to other projects in the same area. This doesn't mean that the existing condos went up in price as in other major cities. In other major cities price is driven primarily by location. In Bangkok very much by location and year built. It's not the same. Bangkok property market is a bit odd and unlike other cities where properties may provide a good hedge againts in inflation with a working secondary market. The secondary market in Bangkok is not liquid and some secondary market properties are not bought even if offered at a discount. As land prices go up, developers create a market saturation of one bedroom condos as larger units will be too expensice to sell to local Thais. People buying Bangkok property off-plan in Singapore and Hong Kong don't realize that they won't achieve 5 or 6% gross yield as in the brochure as it will take months to find a tenant. 80% of rental condos above 20,000 baht per month is driven by expat demand and occupancy. The expat commmunity in Bangkok isn't growing at the same rate as the market produces similar looking condos
