3 Top Reasons NOT To Buy a Model Home From a Home Builder

Mohr and in this video I want to talk about buying the builders model home is
it a good idea or a bad idea to get the builder’s model so quite often I’ll go
out with buyers and we’ll be looking at new construction and looking at homes
and we’ll run across the Builder that only has maybe two or three homes left
in their sell in their model and a lot of times the buyer wants to buy the
model and you know I get it because the models gorgeous it’s their
representation of not only their homes that they’re selling but really the
whole company and so it looks gorgeous it’s completely decked out but I don’t
really think it’s a good idea and I’ve asked a lot of top builder reps this and
have talked to them about this and they all agree and here’s why when you go out
and buy a brand new home let’s say the average build time is six months and
let’s say they get to get the permits is a month so it takes a month to get the
permits and they’re building the home five months well the thing on a model
home is they want to get that model home up as quickly as possible
because they know they can make more sales once the models up and start
making more money so it usually takes the Builder around two and a half to
three months building the home so if you figure a month for permitting and then
let’s just say three months that really only allows for two months to build the
home it’s not just the quality of construction that would be put into a
home you would be buying the other problem I see is everything’s really I
want to say bore down but really use quite a bit the flooring has been just
walked on by a ton of people Cavan trees been opened the air
condition is continually running hot water heater everything that the problem
is you’re going to pay a premium whatever the top of the market is you’re
going to pay that in the model and then once you take everything out of the
model like the furniture and all the fixtures
that are hanging like anything that’s hanging pictures and everything not
attached fixtures everything is hanging on the wall it never looks quite as good
so I don’t want to say if that’s the only option you have or you just
absolutely love the floor plan then don’t get it but just keep these things
in mind and just remember you’re pretty much buying a brand new home
but it’s not brand new I hope this helps if you like this video give me a thumbs

That makes sense; I thought that one could negotiate the price on the model, it is like you said a new home but not really. I wish that the builders would put a small label on certain things as to what is standard and what is an upgrade.

The problem my sister-in-law encountered with the model home she bought was it was 3 years old so the warranty on the appliances that were included, furnace/ac system, roof, etc. were already 3 years into their life and some were already expired.

These are all very excellent points! I just did a sales contract on a new construction property, and I did not want the model. My main issue was that it wasn’t “new” anymore. But I didn’t even think about the wear and tear that has taken place over the time that people have been visiting. Thanks for sharing this.

One benefit is when the sales office is built in the garage and the builder leaves heat and ac in the garage.

I thought they gave you the furniture and decorations. My friend bought a model home in Arizona and they left everything there.

All model homes are discounted, and yes, you can negotiate even more off the price.
Model Homes are "As -Is" when you purchase them. From the paint, the faded area around round the rug in the kitchen on the wooded floor, to even the nails on the walls from the pictures, all of this remains as is. For that, the builders discount the models to move them.

Agreed. Just backed out from buying a model home. They were selling it to me as if the house was brand new, but in reality it’s not and has been walked on and used since 2014

What if you are getting as is. I mean everything is included in the purchase price. I guess it would be doable at that point. Also, can I negotiate the purchase price with them?

Any tips on buying an investment home from builder where they rent from you for few years until the community is complete? Once its complete, I can either sell or live in it.
